Welcome to the Real Estate Risk Report podcast. Having worked in the middle market real estate space for over 12 years, I spend most of my days with investment managers, helping them structure their offerings in a way that aligns their interests with those of the investor—ultimately generating above-average risk-adjusted returns.

I’ve come to realize that no one really likes talking about risk and how it impacts the projected returns of a real estate project or fund. From the investment sponsor’s standpoint, talking about risk could scare prospective investors off. Investors themselves are often ignorant about risk; to discuss it openly would admit they are taking on that risk. Needless to say, I’ve found the whole process of capitalizing real estate asset-based strategies extremely inefficient. My belief is that a lack of education and open dialog lies at the heart of it. So I created this podcast to break down that wall and take on the subject of risk head-on.

The Real Estate Risk Report features dialogs with sponsors and other real estate experts, tailored to inform the passive investor. My objective is to help take interested high net worth investors from ignorant to enlightened. Armed with newfound confidence, I’m hopeful that they will make investments within the space—adding to their wealth over time—while being fully aware of the risks they are taking along the way.

Lance is the Founder and Managing Partner of Verivest, an end-to-end real estate investment platform designed to bring transparency and trust to middle-market investing, and a Principal in Fairway America, a real estate private equity firm in Portland, Oregon.

Lance was the Co-Founder and CEO of Convergence Networks where he pioneered the IT Managed Services Provider (MSP) business model. Convergence was one of the fastest growing companies in Oregon and is annually recognized by its employees as one of the best places to work.

He lives in Portland, Oregon with his wife of 19 years and their five children.
